Does anyone know what this small tree could be? Only managed to get a few pictures, cannot figure it out

I'm not totally sure Mandy but the leaves look very Camellia like so it could be one of those.
my first thought was one of the larger cotoneasters. grown up, hacked back, regrown.

Definitely, by that new leaf. C. frigidus, I'd go with, it's less obviously 'veiny'. Good spot, Nut.
