Bleeding apple tree

Hi, does anyone know why my fiesta apple tree is bleeding from the buds, some buds are covered in red juice running down the branch then when it dries turn rusty coloured, this tends to happen on very hot days, none of the buds are showing signs of opening.I got this tree last year from B&Q.Thanks in advance for any help.

    If the buds on your tree haven't opened by now I think it may be dead.

    The deadly Fireblight causes an orange coloured ooze.

    Hi Lords, I was thinking the same about it being dead altho if you try to break a twig the wood still seems alive, think i will just bite the bullet dig it up and plant another,thanks for your reply.

    If it's not in leaf it's probably dead K. Most are in flower. Was it OK last year? or is it new.

    Hi nutcutlet, It was new at the end of last year had some leaves on it when i got it.

    I think you should discuss this with your supplier. That's not good enough.

    I agree , i got it from the local B&Q store, might send them an e-mail.

    This is about fireblight which I doubt you've got there. That starts at flowering time and yours never go that far.
