Sick gardenia

Have just noticed how bad the gardenia on the kitchen windowsill is looking. The leaves are yellowing and the buds form, then go dry and beige/brown. I was told to water it with cold tea when I bought it, but am not sure that was a good idea!image

Any advice, gratefully received.

    They really like rain water best. They like acid soil so tea from time to time not all the time! They are quite fussy so if you overwater the leaves go yellow and drop off and if you underwater they go brown and drop off.
