Lilac - poor flowering & dying leaves

I've had a white lilac in the corner of my garden for about 8 years now. Each year it's had more and more flowers on it but this year I had literally only 3 or 4 flowers and they went brown and died almost as soon as they came out.
In addition, the leaves are little odd. For the last 3 years the leaf buds tend to go brown and die before opening, or those that do open go brown from the centre. It's putting on a growth spurt but I'm not sure what's wrong or how to tackle it.
Can anyone help?
