Poorly Rowan

My Rowan tree is around twelve years old, it's leaves are going yellow and there are brown scabby blotches on the leaves too, does anyone know what this could be and what I should do.

Thanks for that Buddyboy, I will have a good clear up as I have just cut down some large daises from around the base of the tree. Maybe difficult using fungicide as the tree hangs over the neighbours garden, but will look into it.
