Akebia quinata (chocolate vine) mildew?

Hello,
I got a 1.5m akebia quinata online and it doesn't look well at all. It seems to have some mildew on its leaves, and some of them are shrivelled an blackened. Pictures attached. I thought it might just have been a bit battered and needed some TLC, since the new growth looks much healthier, but I now noticed the same mildew-like substance on a rose near it, so I'm afraid it has something it's spreading. Anybody had any experience with it? Thank you so much!
