    Anyone who starts a thread with Hi Guys should be automatically flagged* IMHO. We once had an estate agent who addressed me like that ..., 🦹‍♂️

  • Estate Agents are a law unto themselves..............they always refer to you as "Guys" , they all wear pointy shoes and "sharp" suits - doesn't seem to matter what age they are.  That's the male of the species.
    The females are tanned to death, always wear stilletos ( that doesn't look right ? ) and make up about an inch thick.........oops, yes........blonde tresses too.  They can cleverly flick the hair back when asked a vital question.

    I find 'Greetings Earthlings ' works well in most situations.
