    Hi Ian
We planted our tree just over 30 years ago and it's always the last of our trees to come into leaf, it's just showing small  green leaves now, the heatwave we had the other week has helped.
The problem we have now is those hard prickly round things that appear on the branches during the summer and  turn brown in the autum, they are a real nuisance as they fall on the grass and the borders and there are hundreds of them and some are still hanging on. Never had a problem with these until a few years ago.
But as the tree is last to come into leaf it also means it is the last to lose it's leaves in my garden and the beautiful leaf colour is worth waiting for.

'heatwave'????.....what heatwave ?...did I miss something ? We had in E.Lincs one day two weeks ago when it got to above 20 C !
My Liquidambar is only just showing leaves ; later than usual this year .
Stunning trees though , and worth waiting for .

Very slow to start..but in South Wales our tree would still have a lot of leaves on at the end November and on a good year still some at Christmas.

Ours is way behind (in "mild" Devon). I was staring at it this afternoon worrying. And then I told myself to stop worrying, if the tree can't sort itself out who can.
