Olive tree rot?

Hi there. Is this rot / a disease affecting this olive tree? I'm planning on buying it but a bit concerned. Many thanks :)

    Doesn't look right to me.
    I've had one in a huge pot for many years that's in good shape and there's no deterioration of the trunk whatsoever near the compost level - but the trunks on mine are about 3"
    There's no way I'd risk £250 on something looking like that - but I'm no expert and maybe those that are dug up and potted are supposed to look like that.
    If it were me I'd want to be sure before shelling out that sort of money.
