Is this a medlar fruit tree?

I hope you can help me identify this fruit tree. It is in the garden of a house my daughter is buying (built in the 1980s) and this is the only photo she has of it - so, not much to go on - other than leaves and the following description of the fruit.
Apparently, there was a lot of over-ripe fruit on the ground - very squishy and burnt orange in colour. Makes me wonder if this was the fruit from the winter - am I right - a medlar fruits in winter? There is little fruit on tree. Photo taken a few days ago.

The medlar tree has fruit which needs to left until almost rotten before you an eat it. We eat ours in about October after it drops off the tree in August. Sounds more like a medlar.

Good close ups would help.

Thank you all for your posts. Really useful. I think we will need to await a better photo. I will be back when the tree flowers in spring 2018 x
It looks like a Pyrus Pyrifolia. The Sand/Asian Pear tree. If you have access to this tree, it's worth getting a more closer shot of the fruits. They are rounded almost like apples.
Hello Boderline - yes, I agree - could be a pear. This was suggested before and I did wonder why my daughter did not recognise a pear. But - I agree with you and the other person who posted on my previous quince thread - this could well be a pear. I will post another picture when she has moved in and has access.
